Determing Your Buying Power

Once you have found your new home, we will be ready to make an offer. An important step in this process is a pre-approval letter from a lender. It is a necessary accompaniment to the contract we are going to present to the seller. I suggest that you get this letter before we begin to look at homes.

Being pre-approved makes you a stronger buyer, it signifies to the seller that you have been approved based on your income and/or assets to purchase their home. In a competitive market, such as ours, it is not uncommon for a seller to receive several offers on their property. If that is the case, sellers much prefer a buyer with a pre-approval letter over ones that do not.

An additional benefit is that you will know exactly what you can afford to buy. We'll never waste our time by looking at homes you can not afford or risk falling in love with a property you are unable to purchase.
